Project Description
On September 29, 2017 Maple House Renewal LLC acquired Maple House Apartments from Maple House Associates, L.P (the “Seller”). In conjunction with the acquisition, the Owner elected to complete a low‐income housing tax credit (“LIHTC”) redevelopment. The financing sources used to the complete the acquisition rehab includes 4% LIHTCs allocated by the New York State Housing Finance Agency (“NYSHFA”) acquired by Wells Fargo Affordable Housing Community Development Corporation, tax‐ exempt bonds issued by the County of Westchester Industrial Development Agency (“COWIDA”), and a permanent mortgage loan from Greystone Servicing Corporation, Inc. (“Greystone”). Overall, these funding sources will complete a recapitalization of the Property and allow for approximately $2.91MM of redevelopment hard costs.

- Re‐caulk aluminum windows and storefront at lobby level

- Provide ADA‐compliant signage; new carpet, wall base and paint in corridors; lobby level reconfiguration; modernize elevators

- New AC for lobby; replace hot water boilers and ventilator exhaust shafts; Install building wide Wi‐Fi; install new metering systems
Site and Parking Lot
- New plantings in existing planter boxes along street and at perimeter
